You have to fall and crouch out of the window, instead of jump and crouching. Once I figured that out, it was easy.

I wonder what the fastest route to mid will be with the sword and shield . . .
Perhaps even charging across bridge to choke will be faster.
Indeed try starting out with not jumping, just walk out of the window and duck, and blow sticky at the right time.
I personally find the second jump more difficult.
Quickest time to house is 9:49.
Quickest time out of the house onto cp3 is 9:45.
